- How long are EPC’s valid for?
An EPC for a commercial property (non-dwelling) is valid for up to 10 years.
- Do I need a new EPC every time I sell or rent a property?
The EPC can be shown and used on any or all transactions (selling or renting) within the 10 year life time of the EPC. If after having an EPC you decide to make changes and have a second EPC within the 10 year period then the first EPC carried out will be replaced by the second.
- Do I have to act on the recommendations given in the report?
You do not have to act on any of the recommendations given to you in the report. You may want to consider how a perspective buyer or tenant will view the fact that you have made positive changes to the property – ask yourself if you are able to achieve a better price by making the changes.
- I am selling for demolition – do I need an EPC?
No, you do not need an EPC if you are demolishing the building but you will need to provide some evidence that the buyer is planning to demolish the building.
- I have a large property that is split into smaller lets – do I need to have the whole building done?
If the building has a common heating system then the seller or prospective landlord can prepare (or make available) an EPC for the whole building. This EPC may then be made available for ANY part of the building offered for sale or let.
